Today we are meeting with my good friend, Michelle Ward, Waterloo Realty at her latest listing in South Austin. We learned a lot about this listing as well as her thoughts on what it takes for a Homeowner to have a competitive advantage when selling their home in an ever-changing market.


When a homeowner is considering selling their home, it’s massively important to consider how the home will be marketed online. These days, home buyers are more informed than ever when it comes to their next home purchase. It’s likely most homebuyers will have made a decision on a home within seconds of seeing it on one of the many home search apps on their phone. If your home is marketed competitively it drives more traffic. And that’s a huge key, driving traffic to your home. When Buyers and Real Estate Agents see that your home is highly sought-after that can create a sense of urgency for the Buyer - and in this Seller-centric marketplace that urgency can mean thousands of dollars more for you as a Seller.


Remember, having the guidance of a good Realtor is paramount to having a successful transaction. Your Realtor should be able to guide you through ever-changing market conditions, price your home correctly, and is well versed in high-pressure contract negotiations. It’s been proven that your home sells faster, and for more money when using a Realtor. It’s science.
