Austin Listing Tour | 1813 Miles Ave

Today we are meeting with my good friend, Michelle Ward, Waterloo Realty at her latest listing in South Austin. We learned a lot about this listing as well as her thoughts on what it takes for a Homeowner to have a competitive advantage when selling their home in an ever-changing market.

When a homeowner is considering selling their home, it’s massively important to consider how the home will be marketed online. These days, home buyers are more informed than ever when it comes to their next home purchase. It’s likely most homebuyers will have made a decision on a home within seconds of seeing it on one of the many home search apps on their phone. If your home is marketed competitively it drives more traffic. And that’s a huge key, driving traffic to your home. When Buyers and Real Estate Agents see that your home is highly sought-after that can create a sense of urgency for the Buyer - and in this Seller-centric marketplace that urgency can mean thousands of dollars more for you as a Seller.

Remember, having the guidance of a good Realtor is paramount to having a successful transaction. Your Realtor should be able to guide you through ever-changing market conditions, price your home correctly, and is well versed in high-pressure contract negotiations. It’s been proven that your home sells faster, and for more money when using a Realtor. It’s science.

This is an updated two bedroom, one bath home in a great location with two Accessory Dwelling Units (ADU) in the large backyard and great curb appeal. The open concept kitchen boasts quartz countertops, stainless appliances and a stylish black sink. I like that it’s open to the living and dining so it really functions as a focal point of the space.

The dining room is quaint, yet cozy and functions nicely in the home and acts as a great spot to catch up on emails, as well as have a nice dinner with loved ones. This home is small but feels comfortable. The bedrooms are sizable enough for most people, but the small closets may force you to ‘Marie Kondo’ some old belongings.

There is only one bath, so you’ll have to plan your routine accordingly. But I love how bright it is. The natural light really plays a role in creating a space that is enjoyable to be in. The hall leading to the bath doubles as a laundry room roomy enough for a full-size stackable washer and dryer, with room to spare suitable for storing cleaning equipment.

The lot on this home is about a quarter of an acre, so with such a small footprint it feels huge! This house has great curb appeal, gigantic trees, and a steel fence that should outlast us all. A real strength of this property is the lot size and vibe. I can imagine spending many hours on the front porch drinking my tea as the city awakens.

The sellers have really maximized the outdoor space with constructing two ADU’s in the backyard. The first ADU is a beautiful bright office space styled after the main home, which creates a continuity that makes it feel like a natural extension of the home. The second ADU is fashioned as a workshop. Perfect for anyone who needs that larger space for specialty equipment and materials for their passion-hobby, or professional workshop.
