5 Tips to Get Multiple Offers on Your Listing


Lately we are hearing a lot about homes selling quickly and with multiple offers, but this is not always the case for the majority of homes sold in Austin. There are many factors that determine whether or not your listing will get Multiple Offers. Some of it is preparation. Luckily we can control that. By choosing an amazing realtor, you will be well prepared for the market and situated for a weekend with tons of showings and offers. Honestly, some of it is luck.


So get your lucky shirt, lucky hat, lucky pair of unwashed undies and dig into this list of 5 Tips to get multiple offers on your listing.


Tip #1

Price the home correctly. This means to price it to compete. Leaving ‘room for negotiation’ is a thing of the past (for now). Buyers are savvy and can spot a deal much faster and more accurately than ever before. Millions of Home Buyers around the world have access to every listing that hits the market. They’ve been watching and waiting for the right house at the right price.


Tip #2

Market the heck out of it. A great price for a home is only part of it, the house also has to look fantastic! This starts with loads of cleaning and professional staging. Then your Realtor must have the right pros to handle the photos, and videography. Buyers need to see this house everywhere, not just Realtor.com. If they see this house on their social media feeds and emails they will get hyped about this home. Not only that it creates a sense of urgency. Home Buyers would say to themselves, “if I love this home, how many other people love this home?” This fear of missing out (FOMO) is a powerful emotion that benefits the Home Sellers.


Tip #3

Hold an Open House. Some Realtors swear that Open Houses don’t sell homes. To them I say, “you’re doing it wrong.” This is an extension of your marketing efforts in that when a Home Buyer sees how many people are at your Open House, that FOMO we mentioned earlier kicks in. They will get eager and will make sure they do everything possible to be the first to put in an amazing offer. When done right an Open House is a very effective tactic towards getting multiple offers on your listing.


Tip #4

Get lots of showings. This is obvious, right? But when you do all of the above correctly then showings will begin to pile up. Having a Realtor that leverages these showings for the benefit of the Seller is crucial. If it’s done properly every agent that shows your listing to a Home Buyer will know how many other showings there are and thus understand the competition level of willing the rights to buy your house.


Tip #5

Sell at the right time. I’m a drummer at heart, so for me, timing is everything. Understanding the natural sales cycle for real estate is key when determining when to list your home. One must also consider specific holidays, or events that fall on weekends so that we optimize availability for folks to see your home. We must also work hard to keep the days on market low. You have the best negotiation leverage in the first two weeks of your listing.
