According to the Austin-area Multiple Listing Service (MLS), housing prices for single-family homes sold for an average of $320,496 in February 2016. This marks yet another month of increased housing prices, February 2016 being 6.8% higher than 2015 (almost $20k!!!). The median sold price last month was $261,000, up 6.5% over 2015.

The average sold price per square foot (sp/sf) price for February 2016 price was $159 per square foot. Not surprisingly this number is up 7.9% higher than 2015, which was $147 per square foot. The median sp/sf last month was $133, up 6.3% over 2015.

The average Days on Market (DOM) in February was 58 days, up from 2015 by 3 days.

The average number of sold listings in February 2016 was the exact same as last year, 1,999. Maybe we can anticipate similar results for March, and into the Summer.

This might be the most interesting news – shockingly, there are several areas centrally located that are at a 0-5% change from 2015 (SWW, W, 1N, N, ClS). Areas SWW and W, are highly sought after, including neighborhoods of Circle C, Travis Country, and Barton Creek. Area W having a Median home price of $394,000 in February 2016 and SWW was $379,000. Great news for buyers!
