As we all get ready to slow-down for Holiday season, it’s normal for most people to start planning their next moves in the coming year. According to the Austin-area Multiple Listing Service (MLS), housing prices for single-family homes sold for an average of $340,223 in November 2015. This marks yet another month of increased housing prices, November 2015 being 12.3% higher than 2014. The median sold price last month was $265,000, up 10.4% over 2014.
The average sold price per square foot (sp/sf) price for November 2015 price is $162 per square foot. Not surprisingly this number is up 12.4% higher than 2014, which was $144 per square foot. The median sp/sf last month was $134, up 9.1% over 2014.
The average Days on Market (DOM) in November was 51 days, down from 2014 by 1 day.
The average number of sold listings actually went down 8.4% from 2014. Although year-to-date we are up from 2014 at 4.0%. I expect the Market will slow down evenly through January 2016, and then start picking up from February through the next 10 months.
Looking at the Austin area as a whole, I see that the Median price change rising evenly throughout the city, mostly within the +5% to +25% range. Some pockets in developing areas in Central Austin are going up 25% to 50%. One pocket downtown is up over 50% from 2014. Yowzers!
