Austin MLS Stats January 2016

Now that the major holiday season is behind us, it’s time to look forward to a gorgeous spring season in our great city of Austin, Texas. There will be so many different activities going on around us from festivals to kite days, and lots of hiking and biking. Not to mention the vast spectrum of food trailers that tempt even the best of us. Yet with all these great activities, some will be more consumed with the Real Estate action the city has to offer.

According to the Austin-area Multiple Listing Service (MLS), housing prices for single-family homes sold for an average of $317,134 in January 2016. This marks yet another month of increased housing prices, January 2016 being 3.5% higher than 2015. The median sold price last month was $249,990, up 5.9% over 2015.

The average sold price per square foot (sp/sf) price for January 2016 price is $157 per square foot. Not surprisingly this number is up 10.5% higher than 2015, which was $142 per square foot. The median sp/sf last month was $132, up 10.1% over 2015.

The average Days on Market (DOM) in January was 54 days, down from 2015 by 5 days.

The average number of sold listings in January 2016 actually went down 4.1% from 2015. I expect the Market will slow down evenly through January 2016, and then start picking up from late February through the next 9 months.

Looking at the Austin area as a whole, I see that the Median price change rising evenly throughout the city, mostly within the +5% to +25% range. Some pockets in developing areas in Central and East Austin are actually declining in value of 25% or less. There are two downtown areas that are up over 50% from 2015.
