According to the Austin-area Multiple Listing Service (MLS), housing prices for single-family homes sold for an average of $338,844 in April 2016. This marks yet another month of increased housing prices, April 2016 being 2.6% higher than 2015. The median sold price last month was $280,000, up 5.7% over 2015.
The average sold price per square foot (sp/sf) price for April 2016 price was $165 per square foot – 5.1% higher than 2015. The median sp/sf last month was $140, up $9 or, 6.5% over 2015.
The average Days on Market (DOM) in April were 45 days, which is about the same as last year. The number of sold listings in April 2016 was 2,855, also up only slightly from 2015.
Looking at all the MLS areas on a map, I notice that a vast majority of the city has a median price increase from 2015 of +5% to +25%. There are small pockets that show median price increases of +50% or more, (BW & LW). Shockingly, area 8E (downtown) shows a median price decrease of 25% or more. Overall, in my opinion Austin real estate is a well performing asset.
